Membership

Homeowner Pass is a membership with the Bay Area Business Alliance. Plans are Protection Pass ($12/month or $132/year), Home Shield ($59/month or $649/year), and Total Home Concierge ($99/month or $1,089/year). Every membership begins with a one-time $29 activation and a 6-month minimum term; after the minimum, membership continues until cancelled.

Waiting period & dispatches

Dispatch benefits begin 30 days after membership starts. Each plan includes a number of dispatches per membership year — 2 (Protection Pass), 4 (Home Shield), 6 (Total Home Concierge) — on which the dispatch fee is covered by the membership. Additional and scheduled services are booked at the published rate card.

Repairs & payment

Repair and service work is performed by independent local providers and paid by the member directly to the provider at the member rate (10%, 15%, or 20% off the published rate card by plan). The Alliance coordinates and documents the work; it does not perform repairs, does not receive payment for repairs, and does not guarantee a provider's workmanship — provider standards are enforced through the Alliance's vetting and review process.

Documentation

Every job carries a required-document checklist. A job is not complete until the provider files the required photos and paperwork into the member's BABA Vault.

Cancellation & transfer

After the 6-month minimum, cancel through your account or by phone. On the sale of your home, your Home Profile and Vault history may transfer to the buyer with your confirmation, at no charge; the membership itself does not transfer.
